People looking to purchase a property in Spain for the first time will generally feel overwhelmed by the abundance of information available online and number of real estate agents trying their best to offer you their 'unique' services. It all boils down to you hearing the same old thing over and again on affordable Spanish properties with discounted deals on deposits and high quality homes that will make for a sound investment for you in the long run.

What people are unaware of when purchasing Spanish properties, is that often there are real estate agents who are only out to take your money. The best thing to do is to research reputable and renowned estate agents who have a proven track record in providing high quality service for customers and who have a number of good quality properties in their books. For people buying in Spain for the first time are more likely to fall victim of coming across bogus deals.

Begin your research in your hometown, just so you can become more familiar with all of the terminologies, rules and regulations to buying Spanish properties. Choose an estate agent who is completely coherent and experienced with Spanish property law, Spanish culture, rules and regulations. A good Spanish agent will ideally have to be fluent in English with a good knowledge of how things work in England and will run through how this differs from the Spanish way of running things.

More importantly, you should source your own independent property lawyer before you sign onto any estate agent, this will work out to be cheaper for you and you are more likely to gain a better quality of service from them. You will need to make sure that the lawyer is experienced in both English and Spanish property law, to get as much accurate information as you can from them.

There are plenty of preparation you would need to make before you decide to go ahead and buy a property in Spain. These preparation include saving as much as a ten percent deposit against an average priced Spanish property; deciding what kind of property you would like to buy; whether you would like to be near the beach or in a quiet secluded area; and what your overall budget is on buying a property.

Buying Spanish properties is not as simple as just placing a deposit, taking out a mortgage and making a deal. Spanish law requires all owners to register with the local Notary, pay legal fees and stamp duty fees, you will also need to pay for Notary fees, Land registry fees and property tax. There are other things to consider, such as, whether you are using the property as a purely investment purpose (in which case you will need to choose carefully of the location) or as a family home (in this instance you will need to make sure you have learnt the language and found local amenities tailored for you).

Buying a property is never a simple task, take your time to research and be prepared for it all; this will save you the hassle of facing unpredictable circumstances that may befall you in the buying process.
